T Have & to Hold the sd granted & bargained premises with the appurtenances to him the sd Nathan Rowe his Heirs & Assigns forever to his & their only proper use and benefit as an absolute Estate of Inheritance in Fee Siimple & I the sd Abigail in the Capacity aforesd do Covenant & Engage to him the sd Nathan Rowe his Heirs & Assigns all the Estate Right & Title which the above named Eleazar hd to the above mentioned Premises at the time of his Decease.
